Purpose
Sharing small condominium units and parking safely requires the cooperation of everyone. The publication of these rules is intended to define the minimum standard of behavior. Following the rules will protect lives and insure everyone’s enjoyment of Fripp Island and the Sunsuites for all owners, renters and guests. Each owner will be held responsible for communicating and enforcing these rules to all renters and guests. Your advanced cooperation is appreciated. Violators will be subject to fines and charges imposed by the HOA, BCSCA Board, Fripp Island Property Owners Association (POA), and Local/State Laws.
The sections included in the rules and regulations are covering: Parking, Pets, Property Appearance, Storage, Public Safety and Security, Fines, Appeals Process and Changes.
1. Obey all posted parking signs and designated fire lanes.
2. Owners, renters and guests should be encouraged to use the loading and unloading area in front of the building (opposite of the beach side and between the cafe’ and guest services) before parking.
3. Owners renters and guest are limited to parking one vehicle (car or truck) in any space in the row adjacent to the Sunsuite building on the ocean side.
4. Additional parking is allowed in any parking spot not identified or assigned to another property or building.
5. No landscape vehicles, golf cart or trailers are allowed behind the Sunsuite. Boating vehicles may be parked at the Marina.
6. Large vehicles that extend significantly over the yellow line should not be parked behind the Sunsuites.
Section II: Pets
1. People walking pets are responsible for cleaning up and properly disposing of their pet’s waste.
1. All properties shall be maintained in an orderly manner including all assigned storage areas.
2. No accumulation of trash or debris outside of any Sunsuite of any type shall be permitted.
3. All trash should be placed into plastic garbage bags that tie before placing into any container or dumpster.
4. Trash bin lids must be able to close firmly to deter animal food source (rats, raccoons, possums etc.).
5. If a trash bin is too full to close, locate a bin that will close firmly.
6. Construction debris must not be left in or around the trash bins.
7. The trash bins are for household trash only.
8. Please notify the HOA of any construction or repairs (interior or exterior) prior to beginning any project or task. The name & contact information of the person/company doing the work along with the scope of work is required.
9. Design details of replacement doors and windows must be provided to the HOA before repair or renovation work begins.
10. No outdoor decorations of any kind on the door or windows are permitted.
11. Nothing should be hung from any balcony railing.
12. Only one decorative sign and/or set of hanging hooks can be attached to the patio wall(s).
13. The two outdoor chairs and small table provided for each unit are universal. Be considerate if borrowing from another unit and return the furniture to the same unit.
Outdoor table and chairs cannot be taken to the beach or removed from the building for any reason.
14. Owners, renters and guests should sweep off their porches and balconies as needed during their stay.
1. Items left in any storage must be labeled, updated and checked periodically with the owner’s name and Sunsuite unit number. Items improperly labeled or stored without permission will be discarded.
2. Bicycle storage is limited to two bikes per unit in the bike storage rooms or the outdoor bike rack.
3. Access codes to shared storage rooms must not be provided to renters or guests.
1. Island wide quite time is between the hours of 10:00 pm and 7:00 am and is strictly enforced.
2. No running outside on either level or up and down the steps is permitted.
3. No BBQ grills or fires of any kind are permitted on the Sunsuite property or in the parking lots (due to insurance liability issues).
4. Owners ice machine room assess is for owners only. Do not provide access codes to renters or guests. The door code will change periodically and will be posted on the website.
5. Access codes to shared storage rooms should not be shared with renters or guests.
Owners must provide current contact information (phone, email and postal mailing address) and one updated door key/code to the HOA and BCSCA Board.
6. The HOA and BCSCA Board must have access for pest control and other maintenance concerns, emergency access and investigation of reported annoyances such as unmonitored alarm clocks or smoke alarms.
7. Lockboxes are helpful outside of all the units that are in any rental program. The HOA and BCSCA Board does not perform locksmith services.
1. Fines and citations are at the discretion of the BCSCA Board for any damages and repairs necessary caused by any owner, renter or guest not following the published rules and regulations.
2. First violation will be $25, second violation $50, and third violation $100 for the same citation.
3. If the alleged offender requests an appeal of a violation citation, he or she must notify the BCSCA Board in writing by standard postal mail or email.
4. The BCSCA Board must acknowledge receipt of the request for an appeal by standard postal mail or email and notify the alleged offender by standard postal mail or email that the BCSCA Board Meeting has been scheduled.
5. The Appellant will be notified by standard mail of the action taken by the BCSCA Board. Changes to any rules and regulations will be addressed at the annual owners meeting held each year.
6. Billing is done quarterly on the 1st of January (1st quarter), April (2nd quarter), July (3rd quarter) and October (4th quarter).
7. If payment is not received by the 10th of the month at 5pm EST of the due date, the payment is considered LATE and a late fee of $50 will be assessed.
8. If payment is not received by 5pm EST 30 days past due date, the payment is considered to be PAST DUE and a $100 late fee will be assessed.
9. If payment is not received by 5pm EST 60 days past due date, the payment is considered DELINQUENT and a $200 late fee will be assessed, and a lien maybe filed against the property owner.
10. All fees and legal fees are the financial responsibility of the delinquent owner.
